Upper East Side housing stock
The Upper East Side's residential housing stock is one of the most stylistically diverse in NYC, with construction spanning roughly 1870 to 1930. You will find Romanesque Revival brownstone row houses, Beaux-Arts limestone mansions, neo-Georgian townhouses, and ornate apartment buildings with terra cotta and cast stone facades.
The work here often involves more refined materials than typical Brooklyn brownstone — Indiana limestone, marble, terra cotta ornament, copper cornices, and bronze hardware. Each requires its own restoration approach.
Common deterioration patterns in Upper East Side
UES facade issues we commonly address:
- Cornice and parapet rust on apartment buildings — especially copper or galvanized sheet metal cornices that are 100+ years old.
- Terra cotta cracking and crazing on ornamental facades — repair requires specialized patching compounds and color matching.
- Limestone soiling and erosion — UES limestone has accumulated decades of urban pollution. Cleaning needs to be careful to preserve carved detail.
- FISP/Local Law 11 work — many UES buildings are 6+ stories and subject to FISP inspection. We do significant repair work flowing from QEWI inspections.
Landmark & LPC status
The Upper East Side contains multiple LPC historic districts, including the Upper East Side Historic District, Carnegie Hill, Treadwell Farm, Hardenbergh/Rhinelander, and several individual landmarks. A significant portion of the residential building stock requires LPC review for any visible exterior work.
We coordinate LPC applications, work with the architects who frequently file these projects, and execute work to the standard expected on Manhattan landmark buildings.
