Chelsea — Clement Clarke Moore's neighborhood, two centuries on.

Chelsea was developed by Clement Clarke Moore in the 1830s and 40s, and the architectural character of those original row houses still defines significant parts of the neighborhood. We work on Chelsea's historic facades and the larger 20th-century apartment buildings.

Chelsea housing stock

Chelsea's residential housing stock dates from 1830 to 1920, with concentrations of:

  • Greek Revival row houses from the 1830s–40s, particularly on Cushman Row (West 20th Street).
  • Italianate row houses from the 1850s–70s.
  • Late-Victorian apartment buildings on certain blocks.
  • Industrial loft buildings in West Chelsea, increasingly converted to residential.

Common deterioration patterns in Chelsea

Chelsea facade work commonly involves:

  • Brick and brownstone repointing on the historic row houses.
  • Cornice and lintel restoration on the typical mid-19th-century buildings.
  • Cast stone and terra cotta on apartment buildings.
  • FISP work on the larger residential and former-industrial buildings.

Landmark & LPC status

The Chelsea Historic District (designated 1970, expanded since) covers a significant portion of the residential blocks. Most visible exterior work requires LPC review.
