Typically within one to two weeks of the first call. For urgent issues (e.g., active water entry, FISP "Unsafe" classifications, falling debris), we move faster — often within 24-48 hours. Just say so when you call.
No. Many of our walkarounds end with us telling the homeowner "this does not need work yet" or "you should get a couple more bids before deciding." We do not pressure. The conversation is genuinely consultative.
Sometimes — for simple scopes (basic cornice repaint, sidewalk single-flag repair, etc.) we can give a rough range from photos. For anything substantial, we strongly prefer a walkaround. The amount of misdiagnosis that happens from photos alone is high, and it is not in your interest or ours.
That happens, and it is fine. We quote the work we believe needs to be done with the materials we believe will hold up. Sometimes that costs more than other contractors quote. If you have a lower quote and want us to look at the scope difference, we will tell you honestly what is missing — even if that means you do not hire us.
No. If your initial quote needs adjustment based on additional scope, board feedback, or LPC requirements, we revise it at no charge. Once a project is underway, change orders work differently — but during the estimate stage, everything is free.
