Greenwich Village holds one of the most architecturally protected residential neighborhoods in the country. Almost any visible exterior work requires LPC review. We have completed landmark restoration work in the Village, including cornice and brownstone work at 64 West 12th Street.

Greenwich Village contains one of NYC's oldest residential housing stocks, with buildings dating from 1820 to roughly 1900. The character of the neighborhood is shaped by:

  • Federal-style row houses from the 1820s–40s — often only two or three stories, with simple proportions and minimal ornament.
  • Greek Revival and Italianate brownstones from the 1850s–80s — including the iconic high-stoop brownstones found on side streets.
  • Late Victorian and early 20th-century apartment buildings — increasingly common moving toward Sixth Avenue and the larger commercial corridors.

Many Village buildings have undergone multiple restoration cycles already, including some that were poorly executed in earlier decades. Removing failed prior work is sometimes as much of the project as the new restoration.

Common deterioration patterns in Greenwich Village

Village facade patterns:

  • Failed prior coatings — many Village brownstones were "restored" in the 1970s–90s with materials that have since failed. Stripping these is the first step of modern restoration.
  • Original brick that needs gentle cleaning rather than aggressive treatment.
  • Cornice, lintel, and sill restoration on the upper floors of these often-narrow row houses.
  • Streetscape considerations — Village blocks have a tightly maintained streetscape character that LPC actively protects. Color and finish choices matter more here than almost anywhere else.

Landmark & LPC status

Almost all of Greenwich Village is covered by LPC historic districts: the original Greenwich Village Historic District (1969), Extensions I and II (2006, 2010), and the South Village Historic District (2013). These cover an enormous portion of the buildings in the area.
