Tribeca's residential housing stock is mostly converted from 19th-century commercial and industrial buildings. The exteriors are still largely original — cast iron facades, brick warehouse walls, granite trim — and that means the restoration techniques are correspondingly specialized.

Tribeca housing stock

Tribeca's buildings date from 1830 to 1910, with the most distinctive being:

  • Cast iron commercial buildings — entire facades constructed of pre-fabricated cast iron components, painted to look like stone.
  • Brick warehouses and counting houses with stone or cast iron storefronts.
  • A small number of pre-Civil War row houses in pockets of the neighborhood.
  • Some 20th-century apartment buildings on the perimeter.

Common deterioration patterns in Tribeca

Tribeca restoration commonly involves:

  • Cast iron restoration — scraping rust, treating, priming, and repainting cast iron components is a specialty in itself.
  • Industrial-scale repointing on the brick facades.
  • Granite and bluestone trim and cornice work.
  • FISP work on the larger residential buildings.

Tribeca contains four LPC historic districts: Tribeca West, Tribeca East, Tribeca North, and Tribeca South. Together these cover most of the historic building stock. Almost any visible exterior work requires LPC review.
