Bedford-Stuyvesant has more intact 19th-century brownstones than almost any neighborhood in NYC. We have worked on Vernon, Lafayette, and across the Stuyvesant Heights and Bedford historic districts — protecting some of the finest residential architecture in the city.

Bedford-Stuyvesant housing stock

Bedford-Stuyvesant developed slightly later than Brooklyn Heights or the early-Park-Slope blocks, with most of its iconic brownstone row houses built between 1870 and 1910. The housing stock here includes some of the most architecturally ambitious brownstones in NYC — Stuyvesant Heights in particular features blocks of Romanesque Revival, Renaissance Revival, and Queen Anne row houses with extraordinary stone carving.

You will find brownstone, limestone, and pressed brick facades, often combined on the same block. Cornices range from elaborate sheet metal with extensive ornament to wooden cornices with carved brackets.

Common deterioration patterns in Bedford-Stuyvesant

Bed-Stuy buildings face a few specific issues:

  • Decades of deferred maintenance on many buildings — these were under-resourced for parts of the 20th century and now need significant catch-up restoration.
  • Heavy ornamental detail means more individual elements to fail and recreate. Cornice brackets, dentils, and carved scrollwork are common loss areas.
  • "Resin patch" coverups are extremely common here from earlier eras — they peel and need to be removed before proper restoration can begin.
  • Failed early-2000s coatings using non-permeable products that trapped moisture and accelerated spalling.

Landmark & LPC status

Bed-Stuy contains several LPC-designated historic districts — Stuyvesant Heights, Bedford, Bedford-Stuyvesant/Expanded Stuyvesant Heights, and Crown Heights North II (which extends into Bed-Stuy). These cover a significant portion of the neighborhood's prime blocks.

If your building is east of Nostrand Avenue, west of Reid Avenue, and between Atlantic and Fulton, you are likely in or adjacent to a historic district. We coordinate LPC applications and use approved materials for all work in these areas.
