West Village housing stock
The West Village's housing stock spans 1820 to 1900, with a particular concentration of pre-1860 row houses. The relevant building types include:
- Federal-style row houses from the 1820s–40s — typically two-and-a-half or three stories, brick with delicate trim.
- Greek Revival row houses from the 1830s–50s.
- Italianate brownstones from the 1850s–80s.
- Late-Victorian and early-20th-century apartment buildings on certain blocks.
Common deterioration patterns in West Village
West Village restoration commonly addresses:
- Soft historic brick on the early row houses — repointing requires lime mortar and gentle technique.
- Multi-cycle restoration history — most West Village buildings have been restored multiple times since 1969, sometimes well, sometimes poorly.
- Wood cornices and door surrounds on Federal-era buildings.
- Failed prior coatings applied in the 1970s–90s, now needing removal.
Landmark & LPC status
The West Village is covered by the Greenwich Village Historic District and its extensions, including the South Village Historic District. Almost any visible exterior work requires LPC review. Standards are among the strictest in the city.
Serving West Village
West Village is well within our active service area, and we welcome new projects here. While our recent project history has been concentrated in nearby neighborhoods, the housing stock in West Village is closely related — and our knowledge of the materials, restoration techniques, and LPC processes carries over directly.
If you are the first West Village project we work on, you will get the same attention, the same on-site supervision, and the same standards of work we bring to every facade in Brooklyn or Manhattan.
