Crown Heights has some of the most ornate residential architecture in Brooklyn, with extraordinary limestone row houses concentrated in the Crown Heights North historic district. Our work here focuses on the careful restoration of these landmark facades.

Crown Heights housing stock

Crown Heights' housing stock dates primarily from 1880–1915, with significant concentrations of high-end limestone row houses on streets like Dean Street, Bergen Street, and St. Marks Avenue. Brownstone is also common, but the neighborhood is particularly known for its limestone — typically Indiana limestone with elaborate carved ornament.

Many Crown Heights homes feature full-width carved facades, complex cornices with multiple courses of decorative stone, and original wrought iron at stoops and yards. The architectural ambition here is striking — even modest row houses often display carving more elaborate than what you would find on similar-priced housing in other neighborhoods.

Common deterioration patterns in Crown Heights

Crown Heights' limestone-heavy stock fails differently from brownstone-dominant neighborhoods:

  • Limestone surface erosion at carved details — over decades, fine carving softens and loses definition. Restoration here often involves consolidation treatments and careful patching.
  • Black crust accumulation in protected areas where pollution has bonded to the stone over many decades.
  • Joint failure at limestone — like brownstone, but the cleaning approach is much gentler.
  • Painted limestone — many homes were painted during the 20th century, often with non-permeable products that need to be carefully removed.

The Crown Heights North Historic District (designated 2007, with extensions in 2011 and 2015) covers a significant portion of the neighborhood's historic blocks. Crown Heights North II extends further. Together these cover the core of the architecturally significant residential area.
