Harlem housing stock
Harlem's historic residential housing stock dates primarily from 1880 to 1910, including:
- Romanesque Revival, Renaissance Revival, and Queen Anne row houses — particularly in Mount Morris Park.
- Brownstones on streets like West 122nd, West 130th, and West 138th.
- Astor Row — a unique cluster of wood-frame houses with porches on West 130th Street.
- Free-standing mansions in Sugar Hill (around West 145th–155th Streets).
- Apartment buildings on the major avenues.
Common deterioration patterns in Harlem
Harlem facade work commonly addresses:
- Brownstone restoration — much of the original housing stock has had decades of deferred maintenance and now needs significant restoration.
- Limestone work on the higher-end Mount Morris and Sugar Hill homes.
- Failed prior coatings from earlier decades — these often need removal before proper restoration.
- Cornice and ornamental detail recreation, since some elaborate elements have been lost over time.
Landmark & LPC status
Harlem contains several LPC historic districts: Mount Morris Park, Hamilton Heights, Hamilton Heights/Sugar Hill, Sugar Hill Northwest, Astor Row, Striver's Row, and Mount Morris Park Extension. Together these cover much of the architecturally significant residential stock.
