SoHo housing stock
SoHo's buildings date primarily from 1860 to 1900, originally constructed as commercial and light-industrial buildings (drygoods stores, manufacturing, warehousing). The signature features are:
- Full cast iron facades — entire fronts constructed of cast iron columns, lintels, and ornamental components.
- Brick side and rear walls with masonry detail.
- Granite ground-floor storefronts at sidewalk level.
- Tin or sheet metal cornices at the top of cast iron facades.
Common deterioration patterns in SoHo
SoHo facade restoration commonly addresses:
- Cast iron rust treatment — the metal needs careful scraping, rust conversion, and a high-quality coating system.
- Repainting in approved historic colors after proper prep.
- Cornice work on the often-elaborate sheet metal cornices.
- Brick repointing on side and rear walls.
Landmark & LPC status
The SoHo-Cast Iron Historic District (designated 1973, expanded since) covers essentially all of SoHo's historic fabric. LPC has very specific guidance on cast iron restoration colors, materials, and methods. Almost any exterior work requires LPC review.
