Bushwick housing stock
Bushwick was developed primarily by German-American brewers and tradespeople between 1880 and 1920. The signature housing types are:
- Brick row houses — two- and three-story, often with elaborate pressed-brick or terra cotta ornament.
- Brick-fronted frame buildings — wood-frame construction with masonry fronts for the architectural impression of full-brick row houses.
- Tenement and apartment buildings on commercial corridors.
- Industrial buildings — many former breweries and factories, increasingly converted to residential use.
Common deterioration patterns in Bushwick
Bushwick masonry issues:
- Brick repointing — much of Bushwick's brick is overdue for full repointing. Done correctly with appropriate mortar, this is the highest-leverage maintenance investment.
- Block wall and side wall restoration — exposed side walls (where buildings were demolished next door, or where lots were never built up) are weather-exposed and need attention.
- Pressed-brick and terra cotta ornament — repair and replacement of decorative units on row house facades.
- Cornice work — Bushwick row houses often have prominent ornamental cornices that need restoration.
Landmark & LPC status
Most of Bushwick is not in an LPC historic district, which means routine restoration work proceeds without LPC review. This makes Bushwick projects faster and somewhat less expensive than equivalent work in Park Slope or Brooklyn Heights.
