What we found
147 Wilson Avenue had an exposed block wall — a side wall visible from the street where an adjacent building had been demolished or never built up. Over decades of direct weather exposure, the brick had failed in multiple places: failed mortar joints, individual brick spalls, and sections of the parge coat that had separated from the brick beneath.
The owner had been seeing water issues inside the building. The exposed wall was the source.
The work
Map the failed brick. Replace individual units where the brick faces had spalled through. Comprehensively repoint with lime-blend mortar appropriate to the building's age and brick type. Re-parge the failed sections with a compatible parging compound. Topcoat with a vapor-permeable system that would shed driving rain while letting the wall breathe.
The result
A weather-tight side wall that has stopped water entry into the building. The parge layer is sound, the brick is repointed, and the topcoat protects the assembly without trapping moisture.
