Bay Ridge's housing stock is unique in Brooklyn: more limestone than brownstone, more semi-detached homes than row houses, more 20th-century construction than 19th-century. We have done brick repointing and eave installation here, including the work at 8817 3rd Avenue.

Bay Ridge developed primarily between 1900 and 1940, later than most Brooklyn neighborhoods. The housing stock is correspondingly different:

  • Limestone-fronted row and semi-detached houses — the signature Bay Ridge typology, from the early 20th century.
  • Brick row houses with limestone trim and ornament.
  • Free-standing single-family homes in various styles — Tudor, Colonial Revival, Craftsman.
  • Apartment buildings from the 1920s and 30s, often with elaborate brick and terra cotta detailing.

Common deterioration patterns in Bay Ridge

Bay Ridge masonry issues:

  • Brick repointing — Bay Ridge brick is now 80–120 years old and most homes are overdue for full repointing.
  • Limestone surface erosion on the early-20th-century limestone fronts, especially at carved details.
  • Eave and roof-line work — Bay Ridge's many pitched-roof homes have eaves, soffits, and fascia boards that need maintenance and replacement over time.
  • Sidewalk and stoop work on the larger lots common here.

Landmark & LPC status

Bay Ridge has no major LPC-designated residential historic districts, which means most restoration work proceeds without LPC review. The buildings are still subject to standard DOB permits for major work.
