What we found
8817 3rd Avenue is a typical Bay Ridge brick-and-limestone-trim residence from the early 20th century. The brick joints had reached the point where surface erosion and crumbling were obvious — much of the original mortar could be picked out by hand.
The eave detail at the roof line had also deteriorated, with several sections of fascia and trim that needed replacement to keep water out of the wall behind it.
The work
Repointing was the bulk of the work: cut out failed mortar to appropriate depth, mix lime-blend mortar to match the building's original color, pack and tool every joint to match the original profile, and protect through the cure period. The eave work involved removing failed components, addressing any rotted substrate, installing new fascia and trim with proper flashing.
The result
The brick is weather-tight again and should hold for 40+ years. The eave detail is sound, with proper flashing keeping water out of the wall assembly. Combined scope addressed both issues efficiently.
