Williamsburg housing stock
Williamsburg developed in waves between 1840 and 1930, layered with subsequent industrial conversion and recent new construction. The relevant building types for restoration work include:
- Italianate and Greek Revival row houses from the 1850s–80s, especially in southern Williamsburg.
- Tenement buildings from the late 19th and early 20th century — typically 4–6 stories, brick, with prominent cornices.
- Industrial loft buildings converted to residential use, often with original brick facades that need careful restoration.
- Brownstone and limestone row houses on a smaller number of blocks.
Common deterioration patterns in Williamsburg
Williamsburg masonry issues commonly include:
- Industrial-era brick that needs repointing with appropriate-strength mortar.
- Tenement cornice failures — these large, ornate sheet-metal cornices are major projects in their own right.
- Loft conversion exterior issues from buildings whose facades were not designed for residential exposure (e.g., back walls now visible from new construction next door).
- Roof and parapet issues on older flat-roofed buildings.
Landmark & LPC status
The small Fillmore Place Historic District covers a unique block of mid-19th-century row houses in southern Williamsburg. Most of the neighborhood is not in an LPC district, so restoration proceeds more quickly without LPC review — though buildings still require standard DOB permitting for major work.
