Upper West Side housing stock
The UWS developed primarily between 1880 and 1930, with two distinct waves: row houses on the side streets in the 1880s–1900s, then large prewar apartment buildings on the avenues in the 1900s–1920s. The result is a uniquely layered housing stock:
- Brownstone and limestone row houses on the side streets, generally three or four stories.
- Prewar apartment buildings on the avenues — Beaux-Arts, neo-Georgian, neo-Renaissance — often 12–20 stories with elaborate masonry detail.
- Mixed-use buildings on Broadway, Columbus, and Amsterdam.
Common deterioration patterns in Upper West Side
UWS commonly addresses:
- Row house brownstone restoration on the side streets — same pattern as Brooklyn, but with different materials sometimes.
- FISP/Local Law 11 repair work on the larger apartment buildings.
- Terra cotta and cast stone ornament repair on prewar apartment facades.
- Cornice and parapet work on apartment buildings — at much greater scale than row houses.
Landmark & LPC status
The UWS contains multiple LPC historic districts: the Upper West Side / Central Park West Historic District, West End-Collegiate Historic District, Riverside-West End Historic District, and several Extensions. Together these cover a substantial portion of the neighborhood's residential building stock.
