The East Village holds one of NYC's densest concentrations of late-19th-century tenement housing — mostly five or six story brick buildings with prominent cornices and detailed brickwork. Restoration here is repetitive but rewarding work.

East Village housing stock

The East Village's residential housing stock dates primarily from 1840 to 1910, dominated by:

  • Pre-law and old-law tenements — five or six-story brick buildings, often with elaborate cornices and pressed-brick ornament.
  • Mid-19th-century row houses on certain streets.
  • Some early-20th-century apartment buildings.

Common deterioration patterns in East Village

East Village restoration commonly involves:

  • Tenement cornice work — these large sheet-metal cornices are major projects in their own right and frequently overdue for serious restoration.
  • Brick repointing on facades that are 100+ years old.
  • Pressed-brick and terra cotta ornament repair.
  • FISP work on the larger buildings.

Landmark & LPC status

The East Village does not have a comprehensive residential LPC historic district, though some individual buildings are landmarked. Most restoration work proceeds without LPC review.
