What we found

The owner wanted to address the whole envelope at once rather than chase issues one at a time. With a building this size, that is the economical decision.
The work
Power-wash all exterior surfaces. Pre-treat cracks with elastomeric. Patch failed stucco with compatible Portland-lime mix. Prime. Apply two full coats of Thorocoat vapor-permeable coating in a custom-tinted color. Address every penetration, every junction, every detail.
The result
A unified weather-tight envelope across the full exterior of the building. The waterproofing is permeable enough that the wall can release internal moisture, watertight enough that driving rain is shed at the surface.
