A Fort Greene stoop project on a tree-lined block near the park. The tree canopy keeps stoops damp here, which means more frequent surface refresh — and exactly the conditions that reward proper restoration over surface treatment.

What we found

52 Cumberland's stoop had the issues you find on any well-used Fort Greene brownstone stoop: edge wear on the treads, minor delamination on the risers, surface coating cracking, and ironwork showing rust at the base of the railing posts.

The underlying stone was sound. This was a "do it right and get 15+ years" project, not a structural rebuild.

The work

Strip the failed coating. Address the water entry at the base of the stoop where ground moisture was wicking up. Patch the tread edges back to original profile. Re-form risers where delamination had begun. Recoat with vapor-permeable color-matched finish. Scrape, prime, and prepare ironwork for paint.

The result

The stoop now has the geometry it was carved with. The new finish blends into the rest of the facade. The ironwork is ready for paint. The water entry that was driving the surface failure has been addressed.
